When looking to buy a home there are some important factors that a real estate agency will guide you through depending on your budget, location, and the lifestyle you are going for.

2. Identify suitable properties of interest.

With the help of a realtor, create a list of what your priorities are when looking for a home and what houses check that list. This will help you find exactly what you’re looking for.

3. Visit the site

Physically visit the site and check that the property meets your criteria e.g. Location, house design, and workmanship.

4. Due Diligence

This is the process of verifying the authenticity of the seller or the properties of interest. This includes; Title search, previous projects delivered by the developer, developer’s reputation, and quality of workmanship. This helps avoid any unforeseen losses.

5. Formal expression of Interest.

Once you are satisfied with the verification of the project and have identified the home you love, a letter of offer is prepared. The document contains; your personal information( National ID/ Passport, KRA PIN), house price, terms of payment, and developer’s or advocate’s details. The turnaround time of the offer letter is 7 – 14 days.

6. Payment of the deposit

Once you have read the offer letter and are ready to proceed, the document is signed as an assurance to transact. The deposit is then paid, this normally ranges between 10% – 30% of the purchase price.

7. Signing of the Sale Agreement

The sale agreement is a legally binding document that is written up and signed after the buyer and seller mutually agree on the price and terms of the real estate transaction. It is used to protect the interest of both the purchaser and the developer/seller.
